DiGeronimo PA are planners and architects for a corporate center on a 400-acre site that formerly housed a state mental hospital campus.

The DiGeronimo PA concept design was part of a competitive bidding process to the municipality of Marlboro.  Developers proposals were judged by the State of New Jersey (previous owner) for selecting a developer who would acquire the 400-acre site.

The State of New Jersey mandated the redevelopment design maintain the historic fabric of the buildings, preserve open space, and minimize new building construction.  The campus construction dates back to the mid to later 1930’s.

DiGeronimo PA’s concept provides a design for a village or campus-like environment. The spaces between each of the existing buildings are used for a network of perimeter roads and parking areas removing vehicular traffic from the center, now a “green” park-like oval.  Pedestrian and automobile traffic are separated.  

The park-like setting is a perfect atmosphere for the new corporate centers to be housed in the existing buildings. Program requirements for the redevelopment also include a hotel, golf course, a club house, dining facilities, as well as other outdoor recreational uses.

DiGeronimo PA’s design concept include provision for welcoming the local community citizens to share facilities uses.  The Marlboro community will have access to the 16-hole golf course and club house, the 250 room hotel and courts and fields for tennis, baseball, and soccer fields.

The DiGeronimo PA design for a village-like corporate center with community sharing facilities resulted in the successful selection of Infinity Group II, Inc. as developer of the 400-acre site.
