CONSTRUCTION COST: $810,000

CONSTRUCTION COMPLETION DATE: 2005

DiGeronimo PA as Architectural Design Subconsultant to Metcalf & Eddy (M&E) is responsible for the coordination of the work with M&E and all other subconsultants in order to ensure the satisfactory completion of the contract within the scheduled contract completion date.  The other five subcontracts related to Phase 2 design work: Structural Design works; HVAC/Plumbing Design work; Civil Design work; Cost Estimated Services; and Technical Assistance.

The Construction Manager’s Office Building (CMOB) will be a second recycling of this existing building. Originally serving as a sewer treatment facility, it was later converted to a maintenance vehicle storage facility. This building will now be recycled into office space for the resident plant engineers who oversee everyday construction activity. The large open garage space will become open office area with its high beamed ceiling left exposed. Large garage bay door openings will become window areas with an innovative sunshade which will simultaneously shade the lower glass areas from direct sun glare, and redirect daylight striking the upper glass areas deep into the interior office area by reflection off the high ceiling surfaces. The horizontal sunshades become a major design element in the redesign of the building’s facades. New windows will be inserted into an presently blank wall facing the street to provide six private office with daylighting. A raised portion of the building will contain new ADA accessible toilets and showers for men and women, a lunch room, and a large conference room. A former loading dock will become a small outdoor patio off the conference room. The DiGeronimo design for accessibility will be accomplished by use of a hydraulic wheelchair lift located at the edge of the four foot high separation wall between each side of the building.

In its recycling and the redesign of the CMOB, DiGeronimo has achieved a “green” building design. DiGeronimo is providing additional services to assist M&E and the DEP to achieve a “Silver” LEED rating for this building from the US Green Building Council, the official agency and system now being implemented across the United States to measure and certify levels of sustainability in building design.
