DiGeronimo, P.A prepared the historic preservation specification written into the theater leases for compliance by the developers. The DiGeronimo historic preservation specification precautionary measures include encasement of stipulated ornamental work, vibration monitoring, packing and storing off site of stipulated ornamental work, and detailing allowable construction and preservation methods.

The Time Square Redevelopment Corporation, under the auspices of the Urban Development Corporation, requested that DiGeronimo provide a critical path method (CPM) construction schedule for the entire $3 billion project, as well as the document required to assure the preservation of the theater buildings.

Plans for the 42nd Street Redevelopment Project includes high-rise office buildings, a hotel complex and a merchandise mall among a variety of other developer proposals.

Mid-block off 42nd Street are nine(9) historic theaters. These turn-of-the-century architectural treasures are being restored to their original grandeur. Repertory, non-profit and legitimate theatre productions will be presented. Disney is a major theater player in the area.

The project has lasted 15 years through planning and construction. Project complexity is increased with the convergence of four major subway lines under the redevelopment site. During the day 42nd Street is a major cross-town thoroughfare, at night the NY Times, located at 43rd Street, carries out a massive trucking operation in support of its daily distribution. Construction is taking place on a site that needs to be totally accessible 24 hours a day. Truly these blocks typify New York - the City that never sleeps.

DiGeronimo has the expertise to save the aging theater structures for future generations. DiGeronimo specializes in historic preservation and provided the historic preservation specification and the construction and approvals scheduling for the District's nine (9) theaters. 

DiGeronimo was assigned this project in 1990.
